Description

Summary We manage a residential property portfolio and need an AI-powered workflow for tenant maintenance operations. Requests currently come through AppFolio and email and we want n8n to coordinate intake, classification and work order routing. OpenAI should help interpret tenant messages and determine urgency while keeping property managers involved when a decision requires approval. The workflow needs to cover the normal maintenance lifecycle as well as exceptions that currently require manual follow-up. Pull new tenant maintenance requests from AppFolio Use OpenAI API to classify routine, urgent and emergency issues Create and update AppFolio work orders through API Route high-cost repairs to a property manager for approval in Slack Send tenant and vendor status updates through Twilio SMS Assign approved jobs to preferred vendors based on property and trade Detect duplicate requests before creating another work order Retry failed AppFolio or Twilio API calls through n8n Store workflow status, approval history and failure logs in PostgreSQL We review every proposal manually rather than relying on AI screening.
